BER Assessments

A BER or Building Energy Rating is an estimate of the energy consumption and the carbon emitted from the usage of the property per m2 per year. It is a good indicator of how much you will spend to heat your home to a comfortable level. The Building Energy Rating is graded on a colour-coded scale from ‘A’ to ‘G’ with A-rated homes are the most energy efficient and generally have the lowest energy bills. G-rated homes are the least energy efficient and require a lot of energy to heat.

Technical Assessments

Before you apply for an SEAI Heat Pump Grant, you must engage an independent, SEAI Registered Technical Advisor. The role of the Technical Advisor is to carry out a technical assessment of your home, to ensure your home is “Heat Pump Ready” and if your house does not meet the grant requirements, provide in detail the upgrade works to ensure your house complies. Our Technical Advisors will provide you with independent guidance on the necessary upgrade works, taking a fabric first approach, to ensure that the property heat loss is lowered to an acceptable level for a heat pump system to perform effectively and efficiently.

Part L Compliance Reports

Part L Compliance reports is required by your local planning authority when you are applying for planning permission. The Part L Compliance Report is similar to a Provisional BER, in that it shows that the property will comply with current TGD Part L of the building regulations when the construction of the property is completed.

Stock Condition Surveys

A stock condition survey is a visual inspection of both the inside and outside of your property, assessing all parts of a property such as the building elements, bathrooms, kitchens, heating system, windows & doors, roofs etc. The aim of the survey is to provide the client with an overview of the condition of the property, estimate the life cycle of the above-mentioned elements and the extent, if any, repairs & maintenance, upgrade and replacement works required to a property in the short, medium and long term.

BER Assessments

By law, a BER Certificate is required before a residential property is advertised for sale or rent. The onus is on the property owner to have the assessment carried out. An assessment may also be required if you are availing of the SEAI’s Comprising Better Energy Homes and Solar PV Grants. A BER Certificate is also required for all new build residential properties. If you are buying the residential unit off the plans, you should be provided with a Proposed BER Certificate and Proposed Part L Compliance Report. Once the unit is built the provisional BER Certificate and Proposed Part L Compliance Report must be replaced with a final BER Certificate and Part L Compliance Report.

A BER Certificate is valid for up to 10 years, provided that there are no material/ structural changes to the property or if there are changes to the heating system of the property, that could lead to significant changes in energy performance. For residential properties sold off the plans, the Provisional BER Certificate provided is valid for two years.

One of our BER Assessors will visit your home and carry out a room-by-room survey on your property. The duration of the survey takes approx. one hour but will vary depending on the size of your home. The survey takes into account different aspects of your home such as; the building elements, type of heating system, ventilation system, insulation, renewables etc. Our Assessor will need access to every room of the property, as well as the attics, boiler houses and garages.

Following the BER survey on your home, the information gathered from the survey will be processed in our office. After the BER is calculated, you will be provided with a BER Certificate and Advisory Report for your property.

Before our BER Assessor visits your home to carry out the survey, you will need to prepare for your BER assessment. This includes gathering documentary evidence for previous upgrade works carried out on your home that may affect your BER Rating, proof of the year the house was built, etc. this information will ensure you are receiving the most accurate BER rating. In the absence of relevant documents may result in your home receiving a lower BER rating. As there are multiple types of possible upgrade works that can be carried out to a property, our BER Assessors will help you to gather and provide examples of these documents.
